The Keel is located at Queen’s Dock, a private quay in Liverpool, and has been recognised as the number one rental development in the city. Sitting within the old HMRC building on Liverpool’s iconic waterfront, the build-to-rent destination offers a balance between community, waterside serenity and the thrill of inner-city living for the North West’s young professionals.
JS+P were appointed by Allsop Letting and Management to relaunch this exciting 240 apartment rental destination and reduce the building’s carbon foot print, firmly establishing this legacy building as Liverpool’s most desirable Build to Rent development.

JS+P methodically re-planned the layout of the arrival point at The Keel. The space was optimised by re-locating an existing bin store to an external position, and replacing it with a state-of-the-art co-working lounge. This enables management company to operate the space as a business lounge during the day and events space in the evening for residents to work and plat efficiently and with ease in a premium setting.
The existing vacuous draft lobby was utilised to create a small meeting room for Zoom calls and private work, further increasing the area of amenity. The relocation of the post boxes to a recessive more private space to the rear courtyard entrance activated the initial approach and reception lobby to create a relaxed up-beat communal setting. A variety of zones are featured inclusive of booth seating and lounge, with the aim to increase a community feel and use by residents.
