In the March issue of Facilities Management Journal, Editor Sara Bean reports on the transformation of Exchange Quay, examining how a human-centred design strategy is reshaping the seven-building, 472,000 ft² campus into one of Manchester’s leading workplace destinations.

The feature draws on interviews with studio founder Jasper Sanders, Lead Interior Designer Nathalie Kenning, and property manager Les Lang.

The article details how Till Asset Management and Jasper Sanders + Partners have worked together to elevate the campus beyond its buildings. Refurbished reception areas, shared “third space” environments, wellness and marketing suites, speculative office fit-outs, and a refreshed wayfinding system all contribute to a coherent, connected, and engaging experience.

As Bean notes, the approach prioritises how people navigate and inhabit the campus day to day, reinforcing both identity and functionality.

Jasper Sanders explains, “We share the same philosophy about creating great places for people and businesses.” Nathalie Kenning adds, “Talking to tenants first helps open their minds to what’s possible,” while Les Lang observes, “People just want to be recognised; continuity is key to relationships.”

By linking interiors with landscaped public spaces, improving arrival experiences, and fostering community, Exchange Quay encourages movement, interaction, and wellbeing across the estate.

The article concludes that this human-centric placemaking strategy not only enhances the everyday experience for occupiers but also drives commercial success, supporting tenant attraction, retention, and long-term competitiveness in the Manchester office market.
