Design Insider has published a critical feature on The Gorge—a landmark co-living development in Exeter designed by Jasper Sanders + Partners, in collaboration with architects Manson, for Watkin Jones.

The article explores how the scheme responds to the growing demand for high-quality, community-driven urban living, particularly in the wake of Covid-19, where the value of connection and shared experiences has become more significant.

Blending private studios with a rich suite of shared amenities, The Gorge is designed to foster a sense of belonging while supporting the flexibility modern residents expect. Key spaces include a co-living kitchen designed to encourage communal dining, adaptable lounges for both work and relaxation, and a wellness-focused fitness suite.

A strong narrative runs through the interiors, drawing on the colours, textures, and patterns of Devon’s dramatic landscapes to create a sense of place.

The piece also highlights how Jasper Sanders + Partners crafted a holistic brand identity for the scheme, using bespoke wayfinding, local contour maps, and a cohesive material palette to create intuitive, welcoming spaces. Modular furniture systems provide versatility across the 133 studio apartments, reflecting a thoughtful, resident-first approach.

This project sets a benchmark for how Build to Rent and PBSA environments can meaningfully combine functionality, identity, and community.
